General Rules and Information

Applications

  • We will do a background check on all the adults who will be living in the home and we will consider everyone's information in our evaluation process. If the application is denied or an extra deposit is requested, we are legally required to give the reasons for any adverse decision we render.
  • Our minimum credit score is 650. In addition to credit score, we consider payment history, accounts in collections, bankruptcy's, payments owed to other landlords, and any other negative credit information discovered.
  • We do not accept Section 8 housing vouchers.
  • We will not lease to an applicant with an active bankruptcy. At our discretion, we will accept a resident with an active bankruptcy, but the lease will require other tenants with very good credit or a cosigner with very good credit.
  • We will not accept an application if any of the applicants or residents are registered sex offenders.
  • We will not accept an application if any of the applicants have previously had eviction proceedings initiated against them.
  • We will not accept an application if any of the applicants have been convicted of a Felony involving the manufacturing, trafficking, or distribution of an illegal substance, or a felony involving injury to persons. At our discretion, we reserve the right to reject applicants who have been convicted of property or financial crimes. For the purposes of this application, a conviction includes any conviction, guilty plea, Alford plea, no contest plea, or any final adjudication other than “not guilty”.
  • If any false statements or omission of facts are discovered in the application, the application will be rejected. If any false statements or omission of facts are discovered after the fact, the lease will default and all the applicants will be evicted.

Security Deposits

  • If the application is received within 30 days of initial occupancy, or if the applicants average credit score is below 700, the Landlord reserves the right to request a money order or certified funds for the security deposit and/or first month's rent.
  • The security deposit must come from one of the applicants, not a third party.
  • Per Kentucky Law, the security deposit will be held in a separate account and will be returned to the Tenant after the lease is complete, less damages, if any.

Automobiles

  • Many of our homes are located in subdivisions that have deed restrictions or city ordinances that prohibit continual street parking. On these houses, we only accept leases with two active automobiles.
  • Customers are not allowed to park in the grass, or block the sidewalk per city regulations.
  • We require that you park any automobiles with damage, rust, missing parts or worn out paint in the garage. Commercial vehicles or vehicles with signage must be parked in the garage.

 

Pets

  • We allow dogs and cats, but do not accept the following dog breeds or breeds mixed with: Pit Bull Terriers, Rottweilers, German Shepherds, Huskies, Alaskan Malamutes, Doberman Pinschers, Chow Chows, Great Danes, St. Bernards, Akitas, Any Mastiff breed, Staffordshire Terriers, American or Amstaff Bulldogs, Presa Canarios, Wolf Hybrids, Cane Corsos.
  • We charge a monthly pet fee of $25 per pet. You must have decent credit to have pets.
  • We have a limit of two dogs per home and three total pets per home.
  • Barking dogs are a violation of the lease.
  • Service Animals: With respect to service animals, we comply with all guidelines set forth by The Americans with Disabilities Act.

Insurance and Liability

  • You must have renters insurance with at least $250K of general liability insurance. Bluegrass Cottages must be listed as an additional insured.
  • We do not allow trampolines, swimming pools, or other dangerous items.
